Representing four generations of land development excellence, the Malphrus team has fostered relationships spanning three decades with national home builders including Toll Brothers, D.R. Horton, and Pulte.
Principal
Todd Malphrus
Todd Malphrus is a third-generation contractor who first began his career in 1986 by purchasing a development property alongside his father, which they developed into 85 residential lots in Bluffton, SC. Todd previously was a Partner and Manager of Malphrus Construction, a heavy civil site contractor with over 1,200 employees working throughout the southeastern US.
During his career, Todd has worked hand in hand with local, regional, and national home builders to deliver outstanding residential communities across the Southeast. His experience is broad in the construction and development industry, including every facet of residential and commercial construction.

Gregg Malphrus
Gregg has several decades of experience fostering relationships with national homebuilders. Serving in roles as contractor and developer, he has developed extensive relationships with Toll Brothers, D.R. Horton, Pulte, Meritage, Clayton Homes and others.
Gregg's financial discipline and operational expertise are utilized daily in project analysis and implementation. This proven leadership delivers the execution capability and builder relationships that drive superior project outcomes.
Director of Construction
Marshal Malphrus
Marshal provides critical estimating, scheduling, budgeting, and value engineering throughout due diligence and project planning, while managing construction from permitting to final platting and hand-off to homebuilders. Working hand-in-hand with local contractors and engineers, he ensures quality, value, and execution are maximized on each project.
He has prior experience as a Project Engineer in commercial construction, a fast-paced and cost-sensitive industry. Marshal holds a B.S. Degree in Construction Science & Management from Clemson University, with a Minor in Business Administration.
Director of Acquisitions & Planning
Mason Malphrus
Mason brings a relationship-driven approach to all aspects of sourcing, designing, and permitting our communities. He manages builder relations from acquisition to disposition, hyper focused on project continuity. Mason has led the effort to onboard thousands of new lots through various sourcing methods, including many off-market deals.
In addition, he has managed many successful annexations and rezonings across the Southeast, including large-scale planned-unit-developments with a focus on creative community design. He attended Clemson University where he completed his BLA in Landscape Architecture with a minor in Business.
